In other words, unlike secured loans and mortgages, the loan is not secured against property, which means that in the event of the customer defaulting, the lender cannot force a sale of the collateral used in the deal in order to recoup the money they provided. Unsecured or tenant loans can sometimes be known as personal loans, therefore require fewer legal checks for things like independent property valuations, local authority searches, involvement from solicitors and other outside agencies in the process.

The lender may require one or more of the following however:

- Proof of citizenship. The lender will want to know that you are a UK citizen which means that there will be a lower risk of you absconding with their money

- Proof of residency. You will probably need to show the lender proof of where you have lived in the last three years. Again, stability is often important to them because they would be more concerned about someone who continually moves home every six months compared with someone that has remained in the same house for ten years or more because they are less likely to lose track of that person and more importantly, lose track of their investment

- Proof of income. The lender will probably look at your income to the household and the regular outgoings that you have to pay each month. They take a realistic view of what is likely to be left over to repay their loan to you

- Employment history. They will want to know that you are stable in your employment to protect your income in order to be able to repay the loan. If you have changed jobs many times each year for the last three years, there is a much greater chance of you having a problem in the future which may jeopardise your repayments

- They will also run a credit search on you which will show them how many applications for finance you have made and your repayment history including any late payments, arrears and defaults. This gives a very clear indication of whether you may be considered a good risk or a bad one.

- Unsecured loans, tenant loans and personal loans are a great way for many tenants to raise the finance they need but before you apply, be realistic about the risk that you may pose for a lender. Always be honest with yourself and choose a lender that specialises in that level of risk. In this way, you will have much more chance of success and fewer disappointments along the way.

We develop habits to help us establish a familiar world, and then rely on them to help us establish control. We would probably list these habits as good habits. Everyone of us have routines that are ingrained in us and what we do in a day.

Most of our behavior is exhibited by our habits. But, what is a habit? Organically, habits are formed through continual, electrical impulse signals to our head, which the sensory nerves transmit from our hearing, touch, vision taste and smell to the data processing area of our brain over our lifetime. Cognitively, habits are a recurrent, often unconscious pattern of behavior that is acquired through regular repetition, an established disposition of the mind or character.

It is important to concede that some of those habits are not good for us. We all have habits or patterns that are what makes us unique and how we go through our day – but there comes a time when we need to accept that some of those habits are unfavorable for us. Everyone has some habits in their lives that robs their day-to-day lifestyle of a little (or a lot) of prosperity.

You may understand that to confidently handle habit changes, breaking bad habits require substituting them with new good ones. Common bad habits often consist of: over scheduling, over spending, over eating, and even over analyzing. We often believe that we can’t overcome an area because it is a “habit,” and methodically habits are hard to break.

Where do these habits come from? We teach ourselves with damaging habits as written in 2 Peter 2:14, we are insatiable for sin [we] train our hearts in greed.

Bad habits are passed down from parents and grandparents. 1 Peter 1:18, shows that the useless behavior patterns that were passed down from your forefathers. But, when Christ releases you from them He makes it possible to live the remainder of your life no longer following human desires, but following the will of God.

We get them from affiliation. Paul warns us in 1 Corinthians 15:33, Dont be misled, bad companions corrupt good habits. Further, he notes, There are some who, out of habit formed in idolatry, still eat food as if it were offered to idols, and because their conscience is weak, they are sinning. So it is obvious that even after good habits are started being around those who are of contradictory behavior can ruin them.

What do we need to do about our patterns?

5 steps to alter an unhealthy habit into a healthy one

The first step in replacing a wrong behavior is to stop trying to alter it and create a plan to change it. A habit implies that a learning has manifested in behavior that occurs so automatically that the person does not have to plan this action or behavior. Often you don’t even see what you are doing until after it is over. You must establish a method to identify this unprofitable habit or action.

Two, the contrary behavior is like a hole in your personality. It needs to be filled with something that is good and profitable. The Holy Spirit by His Word instructs in righteousness (2 Timothy 3:16) so that new patterns become habits in place of old ones. Set your mind on what you will do in place of the habit you intend to change.

Three, the time when you are most likely to employ in sinful patterns are when you are stressed, hungry, angry, lonely, or tired. You can remember this with the acronym Shalt as in shalt not! Keep watch on these times as this is when your will be most vulnerable.

Four, God created us to have relationships. Having another person you can be real and honest with is terribly important in replacing bad habits. Talk with that person and ask them to keep you accountable regarding your desired change. Ask them to question you about your progress in making your change when you two talk or meet.

At Last, practice! Hebrews 5:14, shows to us that mature Christians are those whose faculties have been trained by practice to do distinguish good from evil. Establish a practice that exercises the good replacement. Remember — It took time to ingrain your bad habit, so it will take time to replace it. Is there some habit or behavior that you keep doing and always complain about it?

My guess is you are ready to change your bad habits with proper ones.

The 2006-2007 school year for the St Louis schools brings with it a financial deficit and accreditation problems carried over
from the previous board majority. Additionally, superintendent Creg Williams’ proposed budget was voted down on June 13,
so currently there is no budget for the upcoming school year.

Financial Deficit

The current financial deficit was caused by the state, when it refused to honor its contract with the St Louis schools under the desegregation agreement of 1999. Abruptly
during the 2002-2003 school year, the state cut off the funding and flatly refused to honor the agreement to pay the required funding — and has not paid a cent since.

The St Louis schools sued the state and won the lawsuit in circuit court. The state appealed the decision and has been dragging out the process ever since, delaying any
decision on the appeal. The total amount in arrears that the state owes the St Louis schools is more than $120 million. This is the sole cause of the deficit for the
upcoming school year.

Politics within the St Louis Schools

Adding to the financial troubles are the political problems that began in 2003, when board control of the St Louis schools was taken over by members loyal to Mayor Francis Slay. Voter support that was previously enjoyed by the St Louis schools was almost immediately lost.

There was nearly three years of disastrous performance in the St Louis schools. This majority essentially gave control of the St Louis schools to the New York management,
consulting firm they hired, which resulted in the following:

* There were three different superintendents within just one budget year; * They closed 16 schools without regard to educational or community considerations, basing their
decisions solely upon the recommendations of a Houston subcontractor; and * In the first two years, the learning environment deteriorated to the point of the whole system
being exposed to losing accreditation — they lost 25 accreditation points.

Before 2003, the students were making steady academic progress over the previous four years. Additionally, the St Louis schools were close to regaining full state accreditation, falling short by only two accreditation points.

The current St Louis schools board majority gained control in April of 2006. Though overall improvements are expected in the next few years, the St Louis schools legacy from the last board majority is a poor learning environment, larger class sizes, greater reliance on uncertified substitute teachers, serious student discipline problems, and poor
staff morale. What improvements have been made during the short tenure of the new majority have been greatly overshadowed by the problems.

Budget Voted Down

The budget for the 2006-2007 school year proposed by the St Louis schools superintendent was shot down due to its broad
spending of nearly $500 million with no coherent, detailed plan of action, oversight or accountability.

Williams must trim down his proposed budget or locate new funding sources to support it, as well as create a detailed plan with oversight and accountability. The St Louis schools board believes that the public, parents and the board have a right to
know how scarce monies are being spent.

Currently, the most urgent need for the St Louis schools is a measurable plan for solving the current problems, while providing
the greatest possible opportunities for learning within a dependable and stable educational environment.

The 8th annual report on VoIP industry published by iLocus identifies size and market leaders in over 50 market segments/sub-segments within the VoIP services and equipment markets.
In terms of VoIP minutes, estimated 1,079 billion minutes of VoIP traffic was carried by service providers worldwide in 2006.

Of these minutes, 382.3 billion were local call volume, 614.4 billion were national long distance (NLD) call volume, and 82.6 billion were international long distance (ILD) call volume.

iLocus has been following the VoIP minutes data since March 1999. It is the only research group that has been able to consistently track such data and attribute the share of these minutes to service providers and vendors.

In particular, iLocus pioneered the concept of attributing market share in traffic/minutes to equipment providers back in 1999.

In the area of Class 5 softswitch if the contribution from independent application server makers is included, then the actual Next Generation Network subscriber line licenses sold during 2006 comes up to 40.9 million.

Out of the 40.9 million lines, an estimated 14.8 million lines were deployed for hosted VoBB application.

The 14.8 million figure further splits into 3.4 million lines of hosted business Centrex/PBX and 11.4 million residential VoBB lines.

In the enterprise segment, the annual report reveals that in 2006 vendors shipped a total of about 18.3 million IP PBX end user licenses, and an estimated 8.5 million desktop IP phones.

Desktop IP phone sales grew 38 percent over the previous year 2005, while the IPPBX market grew an impressive 52 percent year over year.

The VoIP industry report further reveals that that there were estimated 37.5 million VoBB subscribers worldwide as of end 2006. 16.5 million new VoBB subscribers were added during 2006.

US added almost 3 million new VoBB subscribers during 2006. France and Germany added about 2.15 million and 1.16 million new VoBB subscribers respectively during 2006.

Other markets which were aggressive in expanding VoBB subscriber base in 2006 include Netherlands, Canada, and Italy.

The research also showed that desktop IP phone sales increased by 38 per cent and the internet protocol private branch exchange (IPPBX) market grew by 52 per cent.

Okay, so you have a website or a product you want to promote online. The next step is finding the right keywords. Choosing the correct keywords will ultimately determine how successful your marketing will be. There are a few easy steps you can take to make sure that you are always on top of the competition.

The first thing you should do is write down the first keywords that come to mind describing your website or product. This will give you a general list of where you should start in your selection. After you have done this you might want to visit the websites of a couple of your competitors. If you go to ‘view’ in your browser menu and then go to ’source’, you will be able to view that websites code. In the very top of the code look for the tag that says ‘header’ and inside the header will be a meta tag that says ‘keywords’ in it. Write down any of the keywords on their lists that you find useful.

After you have your list the next step is going to Google. If you visit Google’s site, you will find Google’s keyword tool. Simply type in the keywords you have on your list and the tool will give you a list of similar keywords, tell you which ones are the most popular, and tell you how much competition you have for each keyword. The best thing to do is choose a keyword that has a reasonable amount of search volume, but not a lot of competition. It is these words that you want to use in your Google Adwords campaigns and search engine optimization.

Try to find your own little ‘niche’ by breaking down what your business does into something more specific. For example if your business sells cake mix, instead of simply using ‘cake mix’ as your keyword try to break it down into something that you further specialize in such as ‘German Chocolate cake mix’. After a while of breaking down your keywords and re-entering them into Google’s keyword tool, you should have a keyword or two that you can work with.

Alternatively, if you are short on time, or you just can’t seem to find that certain niche, you can use software that will do this WHOLE process for you. This is a good move on many levels, because you won’t have to spend countless hours researching and refining your keywords.
